With all this talk about space, I have to suggest we all do a walk through at Custom Truck in East Rochester. I'm now doing marketing and business consulting for them, and they are looking to rent out space for cheap. There's over 40,000 sq.ft of space, in various conditions. There's a communal loading dock, multiple 14' overhead doors, etc. Larry is looking at $2/sq/ft. So for 5,000 sq.ft for the year, monthly rent would be $833/3 (Spencer, Smike, Mike Mike) rent would be $277 each!

Another plus - if Custom Truck need extra hands for a job, there is the possibility they could farm out the work to you guys!

16 Minutes - Mike Mike
20 Minutes - Smike

Great Neighborhood!!
Easy Access to the highway!!

It's AT LEAST worth a walk through (It's such a cool building!!) - any time of day or evening. Just let me know when you want to take a look!!

MikeMike and I talked about this last night. We are very interested. Assuming Smike is out due to distance.

Thursday 5/26 at 5pm would be perfect if that works for everyone. I have a commitment at 7pm in Pittsford so can push a little later if needed. I'm happy to coordinate directly if that's easier.

Any idea on availability of outside storage/parking? That would be key.

somethings to consider that usually large buildings and landlords lack

status of concrete floor- can you drill for lifts
power status / meter status
lighting?
outdoor storage
neighboring business noise issues
water / bathroom on site?

You can do whatever you want to the floor
Plenty of outside storage, with a fence and gate
Bathrooms are a possibility, one of the tenants has a Porta potty, there is 1 bathroom at Custom Truck
Indoor storage is the same sq. Ft. Price

electric meters / intent of split /  monthly flat rate
breaker location
lighting / switches
outdoor storage of trailers
outdoor storage of unregistered vehicles
neighboring business / noise issues
water / bathroom on site?
refuse collection
storage of used motor oil (<100 gallons)
heat
build out cost / who is funding.
clarify shared loading dock expectations
