Trying the 'contact broker' through city feet on the 12 industrial park circle park (most recent link) and it's failing. found it through loopnet as well but they require a hefty membership to get broker info. I'm not finding it posted anywhere else. I guess I will have to resort to a driveby to look for info.
Seems the best option if there's decent power there.
Spencer and Brett, let me know what you can commit to. I'll just take a part of it if I can get a thousand or two sqft with and overhead door within my own budget if I have to but I'd be happy to help you guys out if we can make it work.

I'm not super committed but I'm in if you find a place that's large enough for us to store vehicles outdoor (trailers, extra cars, cars to flip and there'll be a bay available for me to work on my vehicles or side jobs at least 50% of time and at least 1/2 bay for my tools, equipment, etc (which you can use as long as my tools don't start to disappear or all broken and neither get repaired or replaced) and reasonable cost. I said reasonable because it depends on what it is.

I think we can exchange side jobs (whatever fits our schedule) and all profits will go to the rent/bills. Spencer and I usually work on cars for side jobs lately so let's use that income to cover the shop cost. We can discuss in depth later.

Did drive by yesterday. Area looks pretty ideal. Outdoor parking looks limited but exists. Building appears to be owned by the largest tenant. Probably try to call this afternoon.

I have not contacted A-verdi for local pricing or delivery, but it looks like 20' sea cans go for 1400-1500.
It also looks like a 6,000# telehandler rents for ~$300/day (BlueLine, formerly VolvoRents, who appear to have closed the Jefferson Road location)
Similar price to stick building a shed or pole building of similar size with 3% of the effort or time spent.
Not sure if bitchneighbor would say boo about it, doubt it's covered explicitly in town code. 1-2 of them in the back yard where the eagles were would sure swallow up a lot of things and get them out of my way and out of the weather.

Shop space all seems to expensive and/or too far away. I’m already paying $50/mo for a storage unit for household goods that’s not as close as would be nice.
I could really at least use a place to get shit out of the garage and out of the yard-tractor, tires, axles, motors, spare parts, etc. Something wider than 8’ would be neat but even 8*20 would be huge... And instantly full.

We're going to look at the property today at 3. Found out the shop is well insulated, has a loading dock, (3) 14' doors, and the pool behind the house is heated.

I think I've written off the search for space. It's got to be within like 10 minutes of home at most, I don't have enough time and I think I've firmly decided I really don't have any money for it either. Better off to put it somewhere useful than flush it in rent.

container storage sounds useful. i have thought about that before. but having a 48' box and 17x24 storage under my apartment works great so far. Pen and under deck for outside stuff.
I could fill 2 dump trucks with trash right now though due to winter lazyness.

Ok. I'd like us to take a look at his facility at some point. We have been talking about doing cruise nights or swap meets under his covered parking area.
Be great for summer time get together and trailer friendly.

With all this talk about space, I have to suggest we all do a walk through at Custom Truck in East Rochester. I'm now doing marketing and business consulting for them, and they are looking to rent out space for cheap. There's over 40,000 sq.ft of space, in various conditions. There's a communal loading dock, multiple 14' overhead doors, etc. Larry is looking at $2/sq/ft. So for 5,000 sq.ft for the year, monthly rent would be $833/3 (Spencer, Smike, Mike Mike) rent would be $277 each!
Another plus - if Custom Truck need extra hands for a job, there is the possibility they could farm out the work to you guys!

for me, $800/month (probably plus utilities) is too much for side work. I just dont have enough time to do that much work to make money after paying the bills.

buy car for $800
Put in $500 of parts
Pay yourself $50/hr for 20 hours of labor = 1000
sell for $2800
you only made $500 to put toward rent. so need to do 2 cars a month @40 hours total to pay rent and make money.
imo, the margins are too small.

the math would work much better at $400/mo for 1250sqft, that's for sure. I'm not comfortable swinging $800/mo solo, that turns into a second job pretty quickly just to keep it in the black.

mine is based on convenience and the ability to support my hobby. anything extra is bonus.
location is also huge. driving =time and money. bathroom needed ect
