On Nov 8th we closed on a foreclosure in the city. Dove right in with big ambitions. The kitchen and bathroom got full gut to replace everything and fix layouts. Living room and dining room had layers of wall paper and tons of holes. Ceilings were a mismatched mess of hacked tiles.
Replumbing the whole house and redoing most electric. New furnace went in last week. New tub yesterday.

Replacing the water heater.
Looking at getting tankless one to save energy and space. also eliminates the need for any venting though the chimney that currently does not have a liner in it.
Any experience with something like this?

Use that combined with a small under-counter electric and it will be bliss. The tankless units need a bit of flow rate to kick on and then there is a slightly longer delay while the water gets heated as opposed to just getting through the pipes. If you combine that with a little 110v under-cabinet electric, you can get instant hot water for the little jobs like hand washing and endless hot water for the showers.

Thats a great idea I didnt consider. Those point of use ones look to be about $100.

I don't and wish I did. It's a long run for hot water to anywhere in my house. Delay can be nearly a minute.

same what i found, they have 3500watt units on google with 3 year warranty for 69$
need legit power as they draw 27 amps at 120V though could be down fall / install expense.

yeah I have a similar whole house unit and love it, but hate the wait time for the farther draws, I to have also thought about adding under counter units.

Seems like less of a hurdle when the walls are laid bare to studs.
That seems like an insane 120v draw though, surprised they're not 15a 220.
Definitely seems like bliss.

one of my bathrooms is almost right on top of the water heater...
the other 1.5 bathrooms are on opposite ends of my house, so cold water for a while..

We have decided to install the whole house one first and see what's it's like.
Temp rise would not be an issue anyway because you're only heating the water that already inside the house (in the pipes)

put a mixing valve after the hot water discharge and bump up the heat on the burner..
makes a 60 gal tank run like 100 gal..

funny, I have been thinking about installing something like the point of use ones for a while and waiting for my water heater to shit the bed before changing it out...
