i thought it was pretty over priced listed 30K above assesment and the house is that beat lol

Ya, the location is like 1 minute from a 390 exit.

Here's the parcel map, there are 2 parcels which helps with taxes:

Seems like expectations might need to be adjusted, if this over priced  POS sold in less than 18 days? Sorry, just trying to put things in perspective.

havent seen that one before. looks big and great for what we do. also looks cold.

for me, $800/month (probably plus utilities) is too much for side work. I just dont have enough time to do that much work to make money after paying the bills.

you want to flip TDIs?

hypothetically i would see it something like this:
buy car for $800
Put in $500 of parts
Pay yourself $50/hr for 20 hours of labor = 1000
sell for $2800

you only made $500 to put toward rent. so need to do 2 cars a month @40 hours total to pay rent and make money.

imo, the margins are too small.

the math would work much better at $400/mo for 1250sqft, that's for sure. I'm not comfortable swinging $800/mo solo, that turns into a second job pretty quickly just to keep it in the black.

mine is based on convenience and the ability to support my hobby.  anything extra is bonus. 


location is also huge.  driving =time and money.  bathroom needed ect
