Now that I'm back in the office for a few.

Here's the Craigslist ad:
55,000 square ft commercial space available for many uses. Lease as is or we'll build out as you need. Loading dock and multiple 14h doors, 22-30' ceilings. 80x80 updated automotive shop currently a part of this property may also be available.
In addition multiple offices also available. Parking available for approximately 75 vehicles.
Willing to discuss all offers.

Here's what I can comment on:

running list of questions:
220v? - building has 440 3 phase with modern transformers, a line will have to be run to your selected area.
electric meters / intent of split /  monthly flat rate - depends, if you want a meter you can build the install cost into the rent/lease. Owner might cover  half the cost
breaker location - accessible by tenants
lighting / switches - depending on the area, owner may reimburse (in the form of rent) for upgrades done to code
outdoor storage of trailers - plenty of room
outdoor storage of unregistered vehicles - not an issue. Parking area is gated and fenced
neighboring business / noise issues - in an industrial area next to active train tracks, no noise issues anytime
water / bathroom on site? - discussed below. water is on site, and if willing to do work, could be reimbursed through rent
refuse collection - Ask Owner
storage of used motor oil (<100 gallons) - not an issue
heat - gas available, would have to pay for meter or install a propane tank
build out cost / who is funding - depends which areas you choose, some are already partitioned off well w/ lights, some are raw industrial and will need partitions
clarify shared loading dock expectations - loading dock is currently unused by tenants. There is a OH door to the dock, man door, then an OH door to the main warehouse space. If needed you could leave the loading dock door unlocked for unattended deliveries, lock the OH door to the warehouse.

nope.

Build out an apartment/loft in the warehouse.
Take the t-way to and from work, quicker and easier.

i still cant believe homestead.net is gone.   every property search site i have tried to use has less than 10% of usefulness and features homestead.net had.    Its unbearable.

you can tell its the same base search platform Realitor.com has now, but in the past 3 years at least they have fixed 5% of its uselessness....

house a little rough but thats perfect thanks- ill have to check it out.  10-15K higher than my normal search ceiling probably why i didnt find it. 

No more ties with random realitor, she said she is pretty much retired haha.

Needs a LOT of updates but I'd jump on that. if it's structurally sound that seems like a complete bargain for that much land that close with those outbuildings and a reasonable sized house

weird driveway and flag lot tucked in between other smaller lots.
backs up to 390. probably explains the price
